the Details.

Buying or selling a home is the biggest financial move most people make. I'm Will Christy, a Broker and REALTOR® with RE/MAX Plaza, and I treat every one of those moves with the care it deserves, down to the last detail.

For Buyers

Find the right home, and buy it right.

The right house is only half of it. The other half is knowing what it's really worth, what it will cost to own, and what's hiding behind the fresh paint. I walk every showing looking past the staging, so you can make the decision with all the facts.

  1. Sit down & plan. We talk budget, must-haves, timing and towns, and I connect you with trusted local lenders if you need pre-approval.
  2. Search the MLS. I set up a custom search that emails you new listings the moment they hit, filtered for what actually matters to you.
  3. Tour with a critical eye. Roof, windows, mechanicals, drainage, lot lines, school boundaries (including District 220), HOA rules, well & septic.
  4. Win the offer. Pricing backed by recent comparable sales and terms built to compete without overpaying.
  5. Close with confidence. I manage the inspection, attorney review, appraisal and every deadline through closing day.

For Sellers

Price it right. Show it well. Net more.

Selling well comes down to three things: the right price, a home that shows at its best, and marketing that reaches the right buyers in the first week. Here's how I handle each one.

  1. Pricing strategy. A walk-through of your home and a written market analysis from closed, pending and active MLS comparables.
  2. Prep plan. Room-by-room advice on what's worth fixing, what to stage and what to leave alone, so you don't spend money buyers won't pay back.
  3. Premium listing marketing. Professional HDR photography, aerial drone photos and a floor plan on every listing, which I produce personally.
  4. Maximum exposure. MLS, remax.com, Zillow, Realtor.com and the RE/MAX Plaza network across seven offices in Illinois and Wisconsin.
  5. Negotiation to close. I review every offer with you line by line and keep the deal on track through inspection, appraisal and closing.

Land & Investment

Beyond the single-family home.

I also help clients find and evaluate the property that takes more homework: land to build on and buildings that pay for themselves.

Vacant homesites

Lakefront and wooded lots for building your own home. I check zoning, utilities, well and septic feasibility, and the school district before you fall for a view.

Small multifamily

Two- to six-unit buildings for first-time and growing investors, with rent comparables, an expense review and a cash-flow picture for every property worth touring.

Retail & mixed-use

Storefronts and strip centers along the Route 12 and Route 14 corridors, compared side by side on tenancy, lease terms and price per square foot.

Communities

About Will

Hard work, and an eye for the details.

I'll outwork anyone to get my clients where they want to go. I've been doing it since my first job out of college.

After earning my marketing degree at the University of Kansas, I took a sales job at Echo Global Logistics in downtown Chicago. Getting there meant a four-hour round trip every day: drive, train, bus and a walk, then the same thing in reverse. I did it anyway. That job taught me how to negotiate, how to follow up fast and how to keep a complicated deal moving when a lot of people have a say. A real estate transaction needs all three.

Today I'm a Broker and REALTOR® with RE/MAX Plaza, a locally owned brokerage with seven offices across northern Illinois and southern Wisconsin. I completed Plaza's CETS training program and work alongside managing brokers with decades of experience in Lake and McHenry counties. You get my full attention, with their experience behind me.

I also run a small real estate photography and drone business, Will Christy Media. It means I've spent a lot of time inside other agents' listings, watching how buyers react to a home. My own sellers get that eye, along with professional photos and drone shots of their home.

When I'm not working, you'll probably find me fishing one of the lakes around here.

What you can expect from me

  • Straight answers. If a house is overpriced or a plan won't work, I'll tell you.
  • Fast replies. Calls, texts and emails returned the same day.
  • Homework done. Comps, disclosures, permits, school boundaries and the numbers, before you have to ask.
  • One point of contact. You work with me from the first conversation to the closing table.

Home Valuation

What's your home worth?

Online estimates can't see your renovated kitchen or your lot backing up to the forest preserve. Send me your address and I'll put together a personal market analysis from recent local sales. No cost, no pressure, no obligation.

FAQ

Good questions to ask an agent.

Does it cost anything to work with you as a buyer?

We'll go over exactly how I'm paid before we tour a single home. Since August 2024, buyers sign a written agreement with their agent that spells out compensation up front. In many cases a seller-paid concession can cover some or all of it, and I'll show you how we can ask for that in your offer.

How do you decide on a list price?

I walk through your home, then pull recent closed, pending and active sales from the MLS that truly compare on location, size, condition and lot. You get a written market analysis and a recommended price range with the reasoning behind it. Overpricing usually costs sellers money in the end, and I'll show you why with real local data.

Should I sell first or buy first?

It depends on your equity, your lender and how much risk you're comfortable with. We can look at options like a home-sale contingency, a longer closing or a rent-back. I'll lay out the trade-offs so you can choose with your eyes open.

Do you help with vacant land or investment property?

Yes. I work with buyers of homesites, small multifamily buildings and retail or mixed-use property. For land, I look into zoning, utilities, well and septic. For income property, I put together rent comps and a basic cash-flow picture before we tour.

What areas do you cover?

Barrington and the surrounding villages, Wauconda, Lake Zurich, Hawthorn Woods, Long Grove, Island Lake, Crystal Lake and the rest of Lake, McHenry and northwest Cook counties. If you're looking outside that area, I'm happy to refer you to a trusted RE/MAX Plaza colleague.
